Your first home purchase is one of the most important investments in your life. Most of us have dreamt of our first dream home since graduating high school, and many of us have planned (in our minds) the entire look and feel of the house.
Unfortunately, having grand dreams often don’t match one’s pocketbook. You see, the reality for most first time buyers is that home renovation costs often well exceed their budget. In the end, your budget will ultimately dictate the finishes and details. To lessen the sting here are a few design tips for the first time buyers.
Establish a realistic budget
Yes, I get it, the dream is to move in and have all the bells and whistles, but for most first time buyers that’s not a reality. So be realistic, there is no need to stretch yourself as you will quickly learn that there are many more expenses that will arise as a homeowner.
Have a strategy.
Now that the budget has been established – have a strategy that lists desired updates by priority and ROI (Return on Investment). You should consider prioritizing changes that will increase the value of the home (remodeled kitchen) versus changes that enhance your living experience (Game Room or Man Cave).
Kitchen & Bath Remodel
Opting for a kitchen or bath remodel is a solid investment, often returning more than 100 percent of the expense. Buyers can quickly identify whether money has been well spent in kitchens and baths. These are the areas people spend much of their time…and they are the most expensive areas to remodel.
Color Palette
Important rule – let the furniture and decorations tell “the story”. Let the walls of the house be the painter’s canvass, a light neutral palette is ideal.
Clutter
Not only will you be transporting numerous items from old home to new, you’re adding newly purchased decorative pieces to each room. Start simple, remove the clutter in your life and throw useless items away. A clutter-free life, in a clean neutral setting, on an affordable budget will make your transition to your new home just as dreamy as you imagined.
